Selling or buying a house with a pool on the LIM can cause all sorts of issues. We’ve worked for both sides of the buying or selling situation so can advise - usually in conjunction with your realtor.
If you are selling you want to make sure that your pool is fully compliant and the vendor can’t discount the price because of uncertainty. You may need to get an urgent inspection before it hits the market.
If you are the buyer you want to know the pool is safety compliant and not going to have costly issues with fences, gates or doors etc a short way down the road. If the seller won’t provide an inspection report you as the buyer can obtain one.
Again its likely to be urgent and an Independent Qualified Pool Inspector (IQPI) can do it for you. Council are likely to defer here as you are not the owner. There may be some negotiation required with the owner for you to get a report. We recommend that you do this before you make an offer or go unconditional.
